Compliance
AV Property operates to the highest UK regulatory standards across every property we manage and every booking we host. Below is a summary of the frameworks we work within.
Fire & Gas Safety
Every managed property is checked for compliance with the Regulatory Reform (Fire Safety) Order 2005 and the Smoke and Carbon Monoxide Alarm Regulations. Annual Gas Safety (CP12) certificates are required where gas is supplied, and all soft furnishings meet the Furniture & Furnishings (Fire Safety) Regulations 1988.
Electrical Safety
All properties under our management require a valid EICR (Electrical Installation Condition Report) renewed every 5 years, plus PAT testing on all portable appliances supplied within the let.
Local Licensing & Planning
We comply with all local short-let regulations including the 90-night rule in Greater London, selective licensing schemes, and any HMO requirements in the boroughs and councils we operate within. We register properties for council tax / business rates as required.
Insurance
AV Property holds Public Liability Insurance up to £5,000,000 and Professional Indemnity cover. We require all managed properties to hold appropriate short-let buildings insurance and we facilitate damage protection on every booking.
Anti-Money Laundering (AML)
All landlord onboarding includes ID verification, proof of ownership/right-to-let and source-of-funds checks where applicable, in line with the Money Laundering, Terrorist Financing and Transfer of Funds Regulations 2017.
Data Protection (GDPR)
AV Property processes personal data in accordance with the UK GDPR and the Data Protection Act 2018. Guest and landlord data is stored on secure UK/EU servers, retained only as long as necessary, and never sold to third parties. See our Privacy Policy for full details.
