For complete transparency, here's everything we do (and pay for) to get a 1-bed live and earning. Total cost to us: £655 + VAT. We charge £570 + VAT on flexible terms, subsidising the rest.

UK Airbnb management fees usually range from 12% to 25% of booking revenue. At AV Property our fees start at 10% + VAT on a 12-month plan, 18% + VAT on 6 months, and 22% + VAT on our flexible rolling contract. There's a minimum monthly management charge of £150 to cover fixed costs if the property is unavailable.

Yes. The onboarding fee covers professional photography, staging, key safes, health & safety assessments, fire escape plans, in-house info-points and a virtual guest guide. It starts at £570 + VAT for a 1-bed on the flexible plan, or £427.50 + VAT on a 12-month plan (25% off). If you already have some of these in place we'll reduce the fee accordingly.

No. All prices shown exclude VAT. VAT is added at the prevailing UK rate.

Cleaning is charged to the guest as part of their booking, not to you. Our management fee covers listing, pricing, guest communication, payouts and reporting. The only items billed separately are optional upgrades (smart sensors, CCTV, security service), non-standard call-outs and a 5% platform fee on direct bookings.
