Your first month

From first call to first statement in 30 days.

Most landlords want to know exactly what happens after they say yes. This is the timeline we work to on every property we take on.

  1. Day 1–2

    01Valuation & agreement

We review comparable local listings, occupancy and event demand, then send a written income projection and our management agreement. No fee is charged to get this far.

  2. Day 3–7

    02Compliance & access

Gas safety, EICR, PAT, fire risk assessment and insurance are checked or booked. Keys, smart lock or lockbox installed and the property is added to our maintenance system.

  3. Day 7–10

    03Styling, photography & listing build

We stage the home, add hotel-grade linen and essentials, shoot professional photography and write the listing copy — the single biggest lever on your nightly rate.

  4. Day 10–14

    04Go live across channels

Your home is published to Airbnb, Booking.com, VRBO and our corporate and relocation partners, with dynamic pricing switched on from the first night.

  5. Day 14–30

    05First bookings & reviews

Launch pricing wins early bookings and the first reviews, which is what unlocks full-rate pricing. Cleaning, linen and 24/7 guest care run from the first check-in.

  6. Day 30

    06First statement

You receive a clear monthly statement: gross booking income, our 12% fee, any approved costs and your net payment — with occupancy and rate data for the month.

Common questions

Landlord FAQs

How much can I earn from Airbnb as a UK landlord?

A well-managed two-bed in central London typically grosses £48,000–£72,000/year — roughly 1.8x to 2.4x a long-let. Outside London expect 30–60% uplift vs an AST. See our 2026 earnings breakdown by borough and bedroom count.

What's the difference between Airbnb management and Guaranteed Rent?

Airbnb management maximises income — you keep the upside (and the variability). Guaranteed Rent pays a fixed monthly sum for 1–5 years with zero voids, zero fees and zero tenant hassle — we take the risk, you take the certainty.

Is Airbnb still legal in London with the 90-day rule?

Yes. The 90-day cap applies to entire-home short lets in Greater London under the Deregulation Act 2015. There are legitimate routes beyond 90 nights — including planning permission, mid-term lets and Guaranteed Rent. We handle compliance for every managed property.

What does AV Property do for landlords?

Listings, dynamic pricing, guest vetting, 5★ cleaning & linen, 24/7 guest care, maintenance, compliance (gas/EICR/PAT/fire), monthly statements and same-day rent under Guaranteed Rent. You receive a single point of contact and a monthly payment.

Where do you operate?

London (all boroughs), Liverpool, Manchester, Newcastle, St Helens, Wigan and across Kent including Sittingbourne, Maidstone, Canterbury, Faversham and Sheppey.
