A guaranteed rent scheme — sometimes called rent-to-rent or a corporate let — is an agreement where a company leases your property directly and pays you a fixed rent every month, whether or not the property is occupied. Under the AV Property guaranteed rent scheme we become your single corporate tenant, so you forget chasing rent, void periods, late payments, deposit disputes and surprise repair bills.
Guaranteed rent schemes suit landlords who value certainty: you receive a fixed rent at least 5% above open-market rent — sometimes a little higher — plus a fully managed property and a term of up to five years. Rent is paid on the same date each month by standing order, we handle tenant vetting, cleaning and day-to-day maintenance, and the property is returned to you in the condition it was let in.
