Every short-let stay is backed by Airbnb's AirCover (£3M host damage protection) plus our own host-liability policy. For Guaranteed Rent, damage beyond fair wear is repaired by us before the contract ends.
All guests are ID-checked, screened against fraud databases, age-restricted (25+ for most properties) and required to provide booking purpose for stays in residential blocks. Local-postcode bookings are blocked by default.
Guests pay before arrival via the platform or our card processor. You never carry payment risk. On Guaranteed Rent, your monthly rent is contractually owed by AV Property — paid regardless of occupancy.
We manage gas safety, EICR, EPC, smoke/CO alarms, fire risk assessments, PAT, HMO licensing and council short-let registrations. You see every certificate in your portal.
