How does guaranteed rent work for UK landlords?

A guaranteed rent scheme is a corporate lease. An operator takes a lease on your property, pays you a fixed amount every month, and takes on the responsibility of filling and running it.

You get paid whether the property is occupied or empty. Here is exactly how that works in practice.

The contract

You sign a company let, usually for one to five years. The operator becomes your tenant, and is permitted under the lease to sublet or license the property to its own guests.

Rent is paid on a fixed date each month by standing order, whether or not the property is generating income. Void periods, cancellations and quiet seasons are the operator’s problem, not yours.

At the end of the term the property is returned in the condition it was handed over, allowing for fair wear and tear, and there is usually an option to renew.

The money

Guaranteed rent normally sits at or slightly above local market AST rent, and below the peak that a well-run short let could earn in a strong month. You are exchanging upside for certainty.

Because there are no letting fees, no void gaps and no management commission, the net figure over a full year is often closer to short-let income than landlords expect.

Maintenance, compliance and the trade-offs

The operator handles day-to-day maintenance, cleaning, guest issues and minor repairs. Structural repairs and your statutory landlord obligations, such as Gas Safety and electrical certification, remain yours — though a good operator will book, track and remind you of these.

The honest trade-offs: a lower ceiling than peak short-let performance, less day-to-day control, and dependence on the operator’s financial stability. Check who you are contracting with — Companies House filings, how long they have operated, and how many properties they run.
