How long can you stay in insurance accommodation?

The honest answer is: as long as your home is uninhabitable and your policy limits allow. The more useful answer is the range of timescales we actually see, claim type by claim type.

Knowing the realistic range up front stops households booking a two-week hotel for what turns out to be a five-month repair.

Typical timescales by claim type

• Escape of water, contained to one room: four to eight weeks, most of which is drying and reinstatement. • Larger escape of water affecting several rooms or floors: two to four months. • Small kitchen fire with smoke damage: six to twelve weeks, longer where smoke reaches soft furnishings throughout. • Serious fire with structural damage: six to twelve months. • Subsidence: often the longest, because monitoring periods run before any repair starts.

These are patterns, not promises. Materials lead times, party wall issues and specialist trades all stretch programmes.

What your policy limits actually say

Alternative accommodation cover is usually limited both in money (commonly a percentage of buildings sum insured, or a fixed cap) and sometimes in time. If the repair looks likely to exceed either, raise it with the loss adjuster early rather than when the limit is reached.

Where a limit is genuinely tight, moving from hotel rooms to a whole house with a kitchen usually stretches the same budget considerably further.

What makes a stay run long

Drying times on water damage are non-negotiable and often underestimated. Smoke remediation frequently uncovers more than the first inspection suggested. Structural work waits on engineers, building control and sometimes planning. And in every claim type, materials and trade availability move dates.

The pattern is consistent: repairs rarely finish earlier than the first estimate, and often finish later.

Book so an extension is not a move

Choose accommodation that can extend month to month, in a location that works for schools and work for the whole realistic duration, with enough bedrooms for the household as it actually is.
