Frequently asked questions
Typically 105–125% of open-market AST rent for the same property, locked for 3–5 years. Exact figures depend on the city, size and condition of the property — we quote a firm number after a free 48-hour valuation.
Yes, when set up correctly. It's a commercial lease with explicit sublet permission, not an AST. You need mortgage consent-to-let, freeholder permission where a lease applies, and appropriate insurance — we walk landlords through all three.
You have the same remedies as any commercial landlord. In practice, our portfolio, filed accounts, professional indemnity cover and property redress registration make default extremely unlikely. Ask for references from live rent-to-rent landlords — we'll provide them.
3 to 5 years is standard. We invest £4,000–£10,000 per property in furniture and onboarding, so short contracts don't work commercially for us — you get the benefit of a long lock-in.
No. We furnish, style and photograph the property at our cost as part of onboarding. You get it back at the end of the term furnished to a higher standard than most landlords would provide themselves.
