A guaranteed rent agreement (also called a company let, rent guarantee scheme or rent-to-rent) is simply a lease between you and us instead of you and a tenant. We become your single, contracted tenant, and we sublet the property as serviced accommodation to corporate guests, contractors, relocating families and insurance placements. Because that use earns more per night than a standard AST, we can pay you above local market rent and still run the property profitably.
The trade-off is honest: you swap the chance of a record summer for certainty. If you would rather keep the upside and pay for the work, our fully managed Airbnb and serviced accommodation service is 12% + VAT.
