Nothing changes. You receive your full guaranteed rent on the same date every month regardless of occupancy. Voids are entirely our risk.

Anything caused by us or our guests is 100% our responsibility. For general property maintenance (the landlord's normal responsibility under any tenancy), we cover the first £250 a year as a goodwill gesture, then liaise with you on anything above that.

Vetted serviced-accommodation guests — typically business travellers, contractors on projects, and families on relocations or extended visits. Every guest is ID-checked and pre-screened before booking.

We offer 1, 2, 3 and 5-year agreements. Longer terms typically command a slightly higher monthly rent. Break clauses can be discussed if you might need the property back at a known point.

Once the agreement is signed, our finance team sets up a standing order to your bank account on a fixed date every month for the entire term. You don't have to chase or invoice — it just arrives.

It needs to be in good lettable condition. If minor decorative work or furnishing is needed, we can either handle it via our partners or fold it into the proposal.

We'll let you know if we'd like to extend. If both parties want to renew, we agree fresh terms. If not, the property is returned to you in the same condition it was let — fair wear and tear excepted.
