Guaranteed Rent in West End

Lincoln City Centre, Uphill / Bailgate, West End, Boultham and Birchwood are our strongest West End areas, across the LN1, LN2, LN4, LN5 and LN6 postcodes. Two to five-bedroom homes with off-street parking and reliable broadband book fastest, particularly with contractor teams and relocating families.

There is no city-wide short-let licence covering West End at present. Selective licensing zones and Article 4 designations exist in parts of Lincolnshire, and leases in apartment blocks often restrict short-letting, so we verify the property's designation and lease position before it goes live. Standard landlord compliance still applies — gas safety, EICR, PAT testing, fire risk assessment and interlinked alarms — all of which we arrange, diarise and renew for managed properties.

AV Property takes your West End property on a company let for 1–5 years and pays you a fixed rent every month, whether the property is occupied or not. We then let it to vetted contractor, relocation and insurance guests. You have no tenants to find, no voids and no management fees.

We pay at least 5% above the local long-let market rate for comparable West End properties, and we make that offer within 48 hours of seeing the property. Well-run homes in West End typically achieve £85–£150 a night on the short-let side, which is what allows us to pay above market and still run the property properly.

Working professionals and vetted guests, not party bookings. Demand in West End comes from Cathedral & castle tourism, University & NHS, RAF station visitors and Christmas market. The Christmas market, cathedral tourism, University of Lincoln terms, county hospital placements and RAF Waddington and Coningsby visitors give year-round bookings. Most stays run 7–90 nights.

As your corporate tenant we cover guest-related cleaning, linen and supplies during the agreement, and we return the property in the condition we took it. Structural work, the building's insurance and any landlord-level legal obligations stay with you, exactly as they would with a normal tenancy.

Where short-letting is restricted, we can run the property as mid-term corporate lets instead — the fixed rent to you does not change.

We take properties across Lincoln City Centre, Uphill / Bailgate, West End, Boultham, Birchwood and North Hykeham and the surrounding Lincolnshire area, covering the LN1, LN2, LN4, LN5 and LN6 postcodes. Two to five-bedroom homes with parking and good broadband perform best.

Clean, safe and fully furnished to a decent standard, with a valid gas safety certificate, EICR and working interlinked alarms. If a property is close but not quite there, we will tell you exactly what needs doing before we agree a rent.

You can extend on a fresh fixed rent, move over to our percentage-based Airbnb management in West End if you would rather take the upside yourself, or take the property back with vacant possession. There is no tie-in beyond the agreed term.

Under a guaranteed rent scheme, a professional operator leases your property directly and pays you a fixed monthly rent for an agreed term — usually 1 to 5 years. You receive the rent even if the property is empty, because the operator covers voids, guest management, cleaning and maintenance. With AV Property, we become your single corporate tenant and operate the home as serviced accommodation.

We sign a fixed-term management lease on your property (typically 1–5 years), pay you a guaranteed monthly rent on the same date every month, and operate it as professional serviced accommodation for our short-stay guests. You receive your rent whether the property is occupied or empty.

Generally at least 5% above the standard local market rent, and in the right scenario a little higher. When you factor in zero voids, zero fees, zero maintenance hassle and a property that is professionally cleaned every week, the vast majority of landlords are better off with us than with a standard tenant.

No. The figure we quote is the figure you receive. There are no management fees, no commissions, no setup costs and no surprise deductions.

Nothing changes. You receive your full guaranteed rent on the same date every month regardless of occupancy. Voids are entirely our risk.

Anything caused by us or our guests is 100% our responsibility. For general property maintenance (the landlord's normal responsibility under any tenancy), we cover the first £250 a year as a goodwill gesture, then liaise with you on anything above that.

Vetted serviced-accommodation guests — typically business travellers, contractors on projects, and families on relocations or extended visits. Every guest is ID-checked and pre-screened before booking.

We offer 1, 2, 3 and 5-year agreements. Longer terms typically command a slightly higher monthly rent. Break clauses can be discussed if you might need the property back at a known point.

Once the agreement is signed, our finance team sets up a standing order to your bank account on a fixed date every month for the entire term. You don't have to chase or invoice — it just arrives.

It needs to be in good lettable condition. If minor decorative work or furnishing is needed, we can either handle it via our partners or fold it into the proposal.

Yes — we work with single landlords, multi-property investors and entire developments / apartment blocks. Several of our partners have made their whole UK portfolio hands-free with us.

We'll let you know if we'd like to extend. If both parties want to renew, we agree fresh terms. If not, the property is returned to you in the same condition it was let — fair wear and tear excepted.

Across London (every borough), Liverpool, St Helens, Wigan, Manchester, Newcastle, Sittingbourne and the wider Kent area, plus Birmingham, Leeds and other major UK cities by arrangement.
